Things To Consider...
-Every pole building site must be level and provide good drainage. Site preparation is the single most important part of your pole building. From the start, this can be the deal breaker with average costs starting at $1000 for minimal excavation and gravel to thousands depending on “lay of the land”.
Pole buildings and materials are not all the same. Just like putting cheap tires on a car to bring down the price, materials and the way a pole building is constructed can bring the initial cost down.
-Roof leaks are the primary failure in most pole structures. Hot/Cold/Hot/Cold Eventually the screws begin to work loose resulting in a major mess starting with dry rot and damage to personal property. We have a way of virtually eliminating this failure by the materials we use and the way we engineer our buildings. Ask us how!
-All metal roofs sweat. Unlike the majority of companies, we DO NOT USE vapor barriers on our roof system to control moisture and dripping. The same system we use to prevent roof leaks also prevents moisture and dripping. Ask us how!
-Walls collect moisture just as much as ceilings. You may not notice it because they run instead of drip. Very few companies address this issue to cut costs and be competitive. We have a product manufactured to our specification that not only eliminates moisture on walls it also provide an insulation value. Ask us how!
- Quality of materials makes a huge and noticeable difference! You can walk into one of our building immediately see the high quality of our lumber. We prefer “wet” Douglas fir as opposed to “kiln dry”. Ask us why!
-Concerning Cost:
Do our barns cost more because of these features? Maybe! Is it worth a slight difference in cost if it 1) eliminates short and long-term leaks, 2) uses a roof system without a vapor barrier and provides a much stronger engineered building, 3) eliminates wet walls and provides insulation? Most people who buy our kits think it is.
Using square foot to estimate a building is a starting point but the real cost is determined by excavation, number of windows, man doors and overhead doors. Height is not a big factor but obviously, a 10’ high building compared to a 20’ high building is not half as much.
On average our material cost run between $8.00 per square foot on larger building to $10.00 per square foot on smaller buildings. Ask us why! Labor is kind of the same. So If you want to use and average figure $9.00 square foot for material $18.00 for a complete build. You’ll be close, probably more towards the higher end.
